Story Time: The Lake House

Grab a beverage and sit down for this one; it's a 'humdinger'.

FOUR Contracts. We went through FOUR Contracts to get this one Closed. I can't possibly relive all of the details, but here is a brief recap:

1. Under Contract, at list price within 2 days of being on the market. Buyers get back from their week-long honeymoon overseas and decide the house isn't for them and terminate without inspection [or earnest money].

2. We get a back-up offer from a Realtor, while UC with the 1st Buyer. Stronger offer, slightly lower price. We accept it as a back-up.

3. Once Buyer A terminates, we go under contract immediately with Buyer B (who is a Realtor and Appraiser and we felt very comfortable would get us to the closing table). They complete their inspection and get two "remote" deck replacement quotes [for a deck that needs repair, not replacement] and ask us to come down another $100K. At this time, we get ANOTHER back-up offer from our third Buyer and accept that in silence.

4. Buyer B terminates and we automatically go BACK UNDER CONTRACT with the third offer. While they are working on inspection, appraisal, etc. we GET ANOTHER BACK UP OFFER - stronger than all of the others!

We end up closing Offer #3.

What. A. Whirlwind.

My Sellers and I were a team in every meaning of the word and I am SO grateful for their trust in my expertise during this rollercoaster transaction! Who knew lakes could make such waves? We adjusted our sails and set sail. Congrats, guys!
